Defect Diagnosis / Building Pathology

Survey inspections and reports of building defects are generally limited to the identification of specific defects within a structure, with budget costs and recommendations for remedial works considered necessary to remedy the problem.

As Building Surveyors, the understanding of building defects is central to what we do.

  • Typical defects requiring diagnosis would relate to:
  • Water Ingress
  • Appearance of Dampness
  • Structural Movement

Dependent upon the visual evidence recorded, further investigation may be required involving the opening up of building elements, chemical or lab analysis or a period of monitoring.


Having carried out a visual inspection, as well as a thermal imaging inspection, we were able to identify that the dampness recorded in the wall had led to cold spots to the wall – thus allowing the moisture content in the internal environment to condense on the internal walls. This then allows for the ideal conditions for mould to develop.
