The Lyndene Hotel, Promenade, Blackpool

Peacock Stevens were appointed by The Grosvenor Hotel to provide a building survey and technical due diligence report on The Lyndene Hotel, Blackpool, prior to their purchase of the building.

We carried out a visual inspection of the premises and reported our findings as to its general features, form of construction and state of repair. Specifically, we were asked to inspect and comment on the following:

• Provide an overview of the condition of the envelope of the building, walls, roof etc., that may require large project/capex expenditure or other obvious structural defects.
• Inspect and report on the buildings’ fire compartmentation and advise on the condition and statutory compliance of fire doors, means of escape, fire detection and suppression.
• Check the current Fire Risk Assessment for the premises.
• Inspect and provide a general overview of the Kitchen equipment.
• Inspect and report on the condition of the plant rooms.
• An estimate of the cost of remedial works required.
