Vishay Ltd held the premises under a 25 year lease. The client vacated the premises prior to the lease end date and, not wishing to renew, the landlord served a Schedule of Dilapidations and claim for damages on Vishay Ltd. Peacock Stevens & Co was instructed to review the claim and enter into negotiations with the landlord’s surveyor. The lease contained covenants regarding the tenant’s obligation to repair, decorate, reinstate and to yield up at the end of the term, as well paying the landlord’s costs incidental to preparing and serving the schedule of dilapidations. We successfully reduced the claim by 58% from £146,000 to £85,000 in full and final settlement.
