The role Employers Agent is one usually provided where clients wish to utilise a “Design & Build” Contract to construct new buildings and prefers the security of a fixed cost contract.
When fulfilling the role of Employers Agent, it is imperative to understand the employer’s requirements and expectations before progressing. At Peacock Stevens, we have a collaborative expertise that allows us to manage design and build contracts and tailor the service to suit the individual client’s needs.
Once we have developed an understanding of the Clients requirements, we can advise upon which key elements of the service are required.
When appointed as Employer’s Agent we expect to undertake the following role:
- Pre-Contract Services
- Obtain and understand the Client’s brief and prepare
a) an estimated build cost;
b) an outline construction programme - Carry out an appraisal of the site and if required arrange for any measured surveys or any geotechnical surveys
- Alongside the appointed Design Team, develop a scheme of outline proposals
- Devise the Contractors brief issued in the form of the employer’s requirements together with the associated tender documentation
- Discuss and advise on warranties, bonds, consents and licenses
- Obtain tenders and negotiate with the preferred bidder to achieve an offer which sits within the employer’s expectations and budget
- Validation of the contractor’s design
- Prepare the contract documents
- Post-Contract Services
- Attend and chair site meetings, usually on a monthly basis
- Validate Contractor’s design as the contract progresses
- Undertake quality and progress inspection services throughout the duration of the contract
- Provide a full cost and contract administration services throughout the duration of the contract
- Provide completion inspections and issue relevant certificates
- Arrange commissioning and any maintenance contracts for M&E installations
